Complex & commercial roof replacement in Melbourne's west

Townhouse blocks, multi-unit sites, multi-storey buildings, and roofs with more hips, valleys and box gutters than straight runs. Bigger, trickier roofs, planned properly before the first sheet comes off.

What's involved

Bigger roofs, planned properly.

On a complex or commercial roof, the work on the roof is only part of the job. Access, sequencing and keeping the building dry while it's open matter just as much.

Our project photos include long townhouse blocks under scaffold and a large low-pitch roof going onto a multi-storey building with a crane on site. Jobs like these need planning: how the site is accessed, where materials land, which sections come off in what order, and how each one is closed in before weather comes through.

Complex homes need the same thinking at a smaller scale. A roof with several hips and valleys, dormers, box gutters and skylights has far more junctions than a simple gable, and every junction is a potential leak if the flashings aren't right.

We'll walk the site, look at the roof and any drawings, and quote with a clear scope: what's being replaced, how access works, and what's needed from you, your builder or your owners corporation.

  • Site walk and a clear written scope
  • Planning around scaffold and crane access
  • Staged replacement so the building is not left open
  • Box gutters, valleys and flashings detailed to suit
  • Coordination with builders and owners corporations

Before we quote

Complex & commercial roofs: what we look for.

What tells us this is the right job for your roof, and what we check before we price it.

Jobs this covers

  • Townhouse and multi-unit blocks
  • Multi-storey residential and commercial buildings
  • Homes with lots of hips, valleys and dormers
  • Roofs with box gutters, parapets and penetrations

Helpful to have ready

  • Drawings, if there are any
  • Site access and a contact on site
  • Owners corporation approval for shared roofs
  • Any heritage or council requirements

How the job runs

From first look to final clean-up.

  1. Step 1: Site walk & scope

We look at the roof, the access and any drawings, and agree exactly what the job covers.

  2. Step 2: Plan access & staging

Scaffold, crane and delivery needs worked out, and the roof split into sections that can be closed in.

  3. Step 3: Replace in stages

Each section stripped, re-battened where needed, sheeted and flashed before the next is opened.

  4. Step 4: Handover & clean-up

Final check of every junction and gutter, the site cleared, and the finished roof walked through.

Common questions

Complex & commercial roofs, answered.

Anything not covered here, call 0403 652 357 and ask.

Do you replace roofs on townhouse and unit blocks?

Yes. Townhouse and multi-unit roofs are among our recent projects. Where the roof is shared, the owners corporation usually needs to approve the work, and we can quote to whatever scope they need.

How do you keep the building dry during a big roof replacement?

By opening up only as much as can be closed in before weather arrives, and planning the sections around the forecast. Larger roofs are done in stages, so most of the building stays covered at any one time.

Can you work with my builder or project manager?

Yes. On new builds and larger jobs we work to the builder's program and site rules, and coordinate access, deliveries and any crane time with them.

What makes a roof 'complex'?

Mostly the number of junctions: hips, valleys, dormers, box gutters, parapets, skylights and changes in pitch. Each is a place where sheets have to be cut and flashed, so more of them means more labour and more care to keep water out.
