Roof insulation, sarking & battens in Melbourne's west
What goes under the sheets matters as much as the sheets. Metal battens to fix to, insulation for heat and noise, and sarking for dust and condensation, all put in while the roof is open.
What's involved
The layers you don't see.
Once the sheets are on, the battens, sarking and insulation are out of reach, so a re-roof is the time to get them right.
Battens are what the roof sheets are fixed to. On a tile-to-metal conversion the old tile battens come off and metal battens go on at the spacing the new sheets need. On an iron re-roof, the existing timber battens are checked and replaced where they're split, rotten or loose.
Sarking is a membrane laid under the sheets. It helps keep dust and wind out of the roof space, reflects radiant heat, and catches the condensation that can form on the underside of metal sheets on cold nights.
Insulation laid with the sheets cuts heat coming through the roof in summer and dampens the sound of rain on metal. We'll talk through the options and price them on your quote.
- Tile battens replaced with metal battens
- Timber battens checked and replaced where needed
- Sarking under the new sheets
- Roof insulation where you want it
- Each one priced as an option on your quote
Before we quote
Battens, insulation & sarking: what we look for.
What tells us this is the right job for your roof, and what we check before we price it.
Why add them during a re-roof
- Sarking keeps out dust, wind and condensation drips
- Insulation cuts heat and rain noise
- Battens give the new sheets the right fixing
- All three are much harder to add once the sheets are on
Good to know
- Insulation under the sheets and ceiling batts work together
- Bare metal can drip with condensation on cold mornings
- Bushfire-prone areas may need materials that meet a BAL rating
- Sound timber battens can stay on an iron re-roof
How the job runs
From first look to final clean-up.
-
Step 1: Check what's there
We look at the battens, any existing sarking or insulation, and the roof space.
-
Step 2: Options & quote
You get the battens, sarking and insulation options priced, so you choose what goes in.
-
Step 3: Install with the roof
Battens fixed, sarking and insulation laid as each section of the old roof comes off.
-
Step 4: Sheets on & clean-up
The new sheets go straight over the top, and the site is cleared.

Anything not covered here, call 0403 652 357 and ask.
Do I need sarking under a metal roof?
It isn't required on every roof, but it's worth having on most. Sarking controls dust and wind in the roof space, reflects heat and catches condensation that forms under metal sheets on cold nights. If your home is in a bushfire-prone area there can be extra requirements, which we'll check.
Can insulation be added without replacing the roof?
Ceiling batts can usually be added from inside the roof space without touching the roof. Insulation that sits directly under the sheets can only go in while the sheets are off, which is why we suggest it with a re-roof.
Why replace timber battens with metal ones?
It isn't always necessary. On a tile-to-metal conversion the battens have to change anyway, because metal sheets need a different spacing, and metal battens are what we fit. On an iron re-roof, sound timber battens can stay; we replace the ones that are split, rotten or loose.
Does insulation make a metal roof quieter in the rain?
It helps. Insulation under the sheets dampens rain noise as well as reducing heat through the roof, so an insulated metal roof is noticeably quieter than bare sheets over an open roof space.
