Low-pitch metal roofs in St Albans & Melbourne's west
Skillions, near-flat roofs and low-pitch extensions leave little room for error. We set them up with a sheet profile, laps and flashings that suit the fall, so water runs off instead of sitting.
What's involved
Shallow roof, no shortcuts.
The flatter the roof, the slower the water runs off it, and the more every lap, end and flashing has to be right.
Low-pitch roofs are everywhere in the west now: skillions on modern homes and extensions, near-flat roofs on townhouses and units, and older flat-roofed additions out the back. They look clean, but water moves slowly across them, so wind can push it back uphill under laps and into flashings.
It starts with the sheet. Every metal roofing profile has a minimum pitch set by its manufacturer, and deeper ribbed profiles can go flatter than corrugated. Then it's the details: long single-length sheets where possible so there are no end laps, sheet ends turned up at the high side, and flashings shaped to keep wind-driven water out rather than relying on sealant.
If an existing low-pitch roof keeps leaking, it's often because the original sheet was wrong for the pitch. We'll check it and tell you whether it can be repaired or needs a profile that suits the fall.
- Sheet profile chosen for the actual pitch
- Long single-length sheets where possible
- Sheet ends turned up and turned down properly
- Flashings and box gutters detailed for slow water

0403 652 357What is the minimum pitch for a metal roof?
It depends on the sheet profile, and the manufacturer sets it for each one. Corrugated needs more fall than deeper ribbed profiles, which are made for shallower roofs. We measure your roof's pitch and choose a profile rated for it.
Why does my flat roof leak?
Most leaking low-pitch roofs come down to a profile that's wrong for the fall, end laps where water can sit and back up, or flashings that rely on sealant instead of shape. We find which one it is before recommending a repair or a new roof.
Can a flat roof be replaced with a metal roof?
Usually, as long as there is enough fall for a suitable profile, or the framing can be adjusted to add some, which may involve a builder. We check the structure and pitch first and explain what is possible.
Are skillion roofs harder to get right than pitched roofs?
Not harder, but less forgiving. Water runs off slower, so laps, ends and flashings have to be detailed for it. Done properly, a skillion makes a perfectly good metal roof.
