Metal roof replacement in St Albans & Melbourne's west

When a roof is past patching, we strip it back to the frame and put a complete new metal roof on: battens, sarking, sheets, flashings and gutters, done as one job.

What's involved

A whole new roof, start to finish.

Replacement makes sense when the problem isn't one leak but the whole roof: rust through the sheets, tiles breaking down, or patches that keep failing.

Most roofs that need replacing in the west are one of two things: original galvanised iron that has rusted through at the laps and fixings, or concrete and terracotta tiles that have cracked, slipped or lost their bedding. Either way, the sheets or tiles are only part of it. Underneath, the battens can be tired, sarking missing and the gutters on their way out too.

So we quote the roof as a whole. We look at the frame and battens, the pitch, every valley, hip and penetration, and what the gutters and downpipes are doing, then tell you what a replacement involves and what it doesn't need.

Tiles to metal takes a lot of weight off the frame and swaps hundreds of joints for long sheets with far fewer laps. Old iron to new Colorbond gets you a fresh coated sheet in the colour you pick.

  • Old sheets or tiles stripped and taken away
  • Battens checked, and replaced in metal where needed
  • Sarking and insulation if you want them
  • New Colorbond sheets, ridges and flashings
  • Gutters, fascia and downpipes to match

Before we quote

Metal roof replacement: what we look for.

What tells us this is the right job for your roof, and what we check before we price it.

Signs it's time to replace

  • Rust has come through the sheets in more than one place
  • The same areas keep leaking after they have been fixed
  • Tiles cracked, slipping or porous right across the roof
  • You're already planning new gutters, insulation or solar

What we check before we quote

  • The battens and the frame they sit on
  • Whether the pitch suits the sheet profile you want
  • Every valley, hip, skylight, flue and solar mount
  • Gutters, downpipes and where the water goes

How the job runs

From first look to final clean-up.

  1. Step 1: Inspection & free quote

We get up on the roof, look at what's under it and give you a clear quote with what's included and what isn't.

  2. Step 2: Strip & prepare

We set up safe access, strip the old roof and check the battens and frame underneath.

  3. Step 3: New roof on

Battens, sarking and insulation where they are part of the job, then the new sheets, ridges and flashings.

  4. Step 4: Gutters, clean-up & walk-through

Gutters and downpipes finished, offcuts and old roofing cleared away, and the finished roof walked through with you.

Common questions

Metal roof replacement, answered.

Anything not covered here, call 0403 652 357 and ask.

How much does metal roof replacement cost in Melbourne's west?

It depends on the roof, so every job is quoted after we've seen it, and the quote is free. Size, pitch, the number of hips, valleys and penetrations, access, what's under the old roof and whether gutters, insulation or sarking are included all move the price.

Can you put a metal roof on a house that has tiles now?

Yes. Tile-to-metal conversions are part of our re-roofing work. The tiles and their battens come off, the frame is checked, metal battens go on at the spacing the new sheets need, and the sheets are fixed to those.

Do I need council approval to replace my roof?

It depends on the home. A heritage overlay, estate design rules or structural changes to the roof can all bring approvals into it, so check with your council if any of those apply. We'll flag anything we spot when we quote.

Should I add insulation and sarking while the roof is off?

If your roof doesn't have them, a replacement is the easiest time to add them, because the roof is open from above. Sarking helps with dust, condensation and heat, and insulation under the sheets cuts heat and rain noise. We price them as options on the quote so you can decide.

Can you replace the roof without replacing the gutters?

Yes, if the gutters are in good shape and sit right with the new roof. If they're rusted, sagging or undersized, it usually makes sense to do them at the same time while access is already set up, and we'll tell you which applies.
