Roof leak repairs in St Albans & Melbourne's west

A stain on the ceiling shows where the water ends up, not usually where it gets in. We trace the leak back to its source, fix that, and show you what we found.

What's involved

Find the cause, not just the drip.

Water travels along sheets, battens and sarking before it shows up inside, so a patch over the stain often misses the leak.

Leaks on metal roofs usually come back to a handful of things: a lifted or rusted sheet, fixings that have worked loose or lost their seal, a cracked or badly sealed flashing around a skylight, flue or wall, or a gutter or box gutter that overflows back under the roof.

We get up and look properly, checking from inside the roof space as well where that helps, to follow the water back to where it starts. Then we fix that point, whether that's a new sheet, new flashings, re-fixing, or a gutter that needs to go.

If we find the roof is past repair in more than one place, we'll tell you that too, and price both options so you can compare.

  • Inspection from the roof and the roof space where needed
  • Repairs to sheets, fixings and flashings
  • Gutter and box gutter overflows checked
  • An explanation of what we found and what we did

Before we quote

Roof leak repairs: what we look for.

What tells us this is the right job for your roof, and what we check before we price it.

Common causes

  • Lifted or rusted sheets at the laps
  • Loose or perished fixings
  • Flashings around skylights, flues and walls
  • Gutters or box gutters overflowing into the roof

Until we get there

  • Catch the drips and move anything valuable
  • Don't go up on a wet roof
  • Turn off power to the area if water is near electrics, and call an electrician
  • Photograph the stain and note when it leaks

How the job runs

From first look to final clean-up.

  1. Step 1: Tell us what you're seeing

Where the water shows, when it leaks and which way the wind was blowing all help narrow it down.

  2. Step 2: Inspect & trace

We check the roof space and the roof, and follow the water back to its source.

  3. Step 3: Repair

Sheets, fixings, flashings or gutters fixed at the point the water is actually getting in.

  4. Step 4: Check & explain

We check the repair and show you what the problem was and what we did about it.

Common questions

Roof leak repairs, answered.

Anything not covered here, call 0403 652 357 and ask.

Why does my roof only leak in heavy rain or wind?

Because those are the conditions that push water where it normally can't reach. Wind drives rain up under laps and flashings, and heavy downpours overflow gutters and box gutters back into the roof. Note when it leaks and which way the wind was blowing; it helps track the source.

How do you find where a roof leak is coming from?

By following the water back. We look at where it shows inside, check the roof space above it for water tracks on the timber and sarking, then inspect the roof upslope of that point: sheets, fixings, flashings and gutters. Sometimes a careful water test, one section at a time, is needed to confirm it.

Is a roof leak an emergency?

An active leak near lights, power points or a sagging ceiling is urgent: turn off power to that area at the switchboard if it is safe to, keep clear of the sagging ceiling and call us. A small stain that only appears in heavy rain still needs fixing soon, because water damages battens, insulation and plaster over time.

Will you repair it, or tell me I need a new roof?

Whichever is actually true for your roof. Most leaks come down to one fault that can be repaired. If the sheets are rusted through in several places or the same leak keeps coming back, we'll show you why and price a replacement alongside the repair.

Let's take a look at your roof.
