Gutter & fascia replacement in Caroline Springs

Most Caroline Springs homes were built from the late 1990s onwards, so their original gutters are now 20-odd years old. When they sag, leak at the joins or overflow in heavy rain, we replace them properly.

Roofs in Caroline Springs

Twenty-odd years on the same gutters.

Caroline Springs was planned and built as one large estate from the late 1990s, so most of its homes are a similar age: brick veneer, many of them double-storey, with concrete tile or metal roofs and the gutters fitted when the house was built.

Two decades on, that's where problems start: joins and stop-ends leaking, brackets that have let runs sag, and outlets and downpipes that sometimes can't keep up with a heavy downpour. Street trees and the parks around the lakes drop leaves that settle in gutters and valleys, which makes overflow worse.

Caroline Springs sits on open ground west of Keilor, so wind and short, heavy storms are what test gutters most here. Getting the fall right and having enough outlet capacity matters more than the gutter profile itself.

How the job runs

How the job runs.

  1. Step 1: Look & free quote

We check the gutters, the fascia behind them and how the roof drains into them.

  2. Step 2: Strip & check the fascia

Old gutters come off, and any rotten or rusted fascia is repaired or replaced.

  3. Step 3: New gutters & downpipes

Gutters fixed to fall to each outlet, with downpipes to match.

  4. Step 4: Water test & clean-up

We run water through to check it flows to the outlets, then clear the site.

Common questions

Gutters, fascia & downpipes in Caroline Springs, answered.

Anything not covered here, call 0403 652 357 and ask.

My gutters are only about 20 years old. Do they really need replacing?

Not always. If it's a leaking join or one sagging run, that can be repaired. If they're leaking in several places, sagging along whole runs or rusting, replacing them usually makes more sense than chasing repairs. We'll tell you which applies after we've looked.

Why do my gutters overflow at the corners?

Corners and valleys collect water from two roof faces at once, so they're where an undersized outlet or a slight lack of fall shows first. Leaves collecting there make it worse. The fix is usually more outlet capacity near the corner, not just cleaning.

Can you replace gutters on a double-storey home?

Yes. Double-storey gutters need proper access set up, which we allow for when we quote.
