Box gutter & roof drainage repairs in Footscray
Footscray's terraces and parapet-fronted cottages hide their gutters inside the roof. When a box gutter rusts or overflows, the water comes straight into the house. We rebuild them to drain the way they should.
Roofs in Footscray
Parapets, terraces and hidden gutters.
Footscray has some of the oldest housing in the west: Victorian and Edwardian workers' cottages, terraces and shopfronts close to the Maribyrnong River, many behind parapets or with shared walls. Newer apartments and townhouses have been built in around them.
Those older homes rely heavily on box gutters: behind the front parapet, between attached roofs and along party walls. Box gutters that old were often built with very little fall and small outlets, so water sits in them and they rust from the inside. When they overflow in a storm, there's nowhere for the water to go but into the walls and ceilings.
Terraces share drainage with the neighbours more often than you'd think, so a fix sometimes involves the box gutter or sump on the other side of a party wall. We'll show you where the water is actually going and talk through what needs to happen on each side.

How the job runs
How the job runs.
-
Step 1: Look at how it drains
We follow the water from the roof sheets through the box gutters, sumps and rain heads to the downpipes.
-
Step 2: Find the limit & quote
We work out which part can't keep up and quote the correction, not just a patch.
-
Step 3: Correct it
New box gutter, bigger sumps or rain heads, overflows, or a new layout, as the roof needs.
-
Step 4: Water test & clean-up
We run water through to check it drains the way it should, then clear the site.

Anything not covered here, call 0403 652 357 and ask.
Why does water come through my ceiling near the front parapet?
On a Footscray terrace or cottage, that's very often the box gutter behind the parapet overflowing or leaking through a rusted base. It can also be the parapet capping, or the flashing where the roof meets the parapet. We check all three before recommending a fix.
My terrace shares a box gutter with next door. Who fixes it?
A shared box gutter is usually a shared responsibility, so it's worth talking to your neighbour early. We can inspect it, explain what's wrong on each side and quote so both owners can see the scope.
Can a box gutter be made bigger?
Often, within the space the roof allows. A wider or deeper box gutter, a bigger sump and outlets sized for the roof area all increase how much water it can carry. Where space is tight, adding overflows is the key safeguard.
