Roof drainage & box gutters in Point Cook
Point Cook's modern homes love a parapet, a skillion and a hidden gutter. They look sharp, but they leave little margin for drainage. When box gutters overflow or rain heads can't keep up, we work out why and correct it.
Roofs in Point Cook
Modern lines, tight margins.
Point Cook is mostly new: estates built from the late 1990s onwards, many of them double-storey, with contemporary designs that use parapet walls, skillion and low-pitch roofs, and concealed box gutters instead of a simple gutter hung off the eaves.
Those designs depend on every part of the drainage being right: box gutter fall, sump and rain head size, overflows and where the downpipes go. Where an original detail was marginal, it tends to show up years later as stains on ceilings and walls under the parapet after a heavy storm.
Being on the bay, Point Cook also gets salt air, especially in the streets closest to the water, and strong wind off Port Phillip and the open plains. Salt sits in box gutters where rain doesn't rinse it away, and wind pushes water back up shallow roofs towards the parapet line.

- Re-flashing parapets and wall junctions
How the job runs
How the job runs.
-
Step 1: Look at how it drains
We follow the water from the roof sheets through the box gutters, sumps and rain heads to the downpipes.
-
Step 2: Find the limit & quote
We work out which part can't keep up and quote the correction, not just a patch.
-
Step 3: Correct it
New box gutter, bigger sumps or rain heads, overflows, or a new layout, as the roof needs.
-
Step 4: Water test & clean-up
We run water through to check it drains the way it should, then clear the site.

Anything not covered here, call 0403 652 357 and ask.
Why is my Point Cook home leaking under the parapet?
Usually it is the concealed box gutter behind the parapet, the parapet capping, or the flashing where the roof meets the wall. Box gutters on modern homes are often tight for space, so in a heavy downpour they can overflow inside if the outlets or overflows are not adequate.
My house is only 10 to 15 years old. Why is the drainage failing?
Age isn't usually the cause on a newer home. More often it's a detail that was marginal from the start, like too little fall, an undersized sump or a missing overflow, which only shows when a big storm tests it. Correcting the detail fixes it.
Do you work on double-storey homes in Point Cook?
Yes. Double-storey homes need safe access set up for the roof and box gutters, which we allow for when we quote.
