Roof leak repairs in Essendon

Essendon's Edwardian homes and Californian bungalows have roofs with lots of valleys, hips and flashings, and every one is a place water can get in. We trace leaks back to the actual source and fix them there.

Roofs in Essendon

Older roofs, more places to leak.

Essendon is mostly older housing: Victorian and Edwardian homes, plenty of interwar Californian bungalows and post-war homes in between, with more recent townhouses on subdivided blocks. Roofs here are a mix of corrugated iron, terracotta tile and newer metal, and parts of the suburb are under heritage overlays.

The bungalow and Edwardian roof shapes are where leaks hide. Multiple hips and valleys, chimneys with old flashings, and box gutters behind parapets on some homes all give water a way in once the metal or the flashing ages. Older homes have usually had a few rounds of patching too, so a leak can be coming from an old repair that has failed rather than the original roof.

Essendon is more built-up and sheltered than the open plains further west, but its established street trees drop leaves into gutters and valleys, and those back up and overflow under the roof in heavy rain.

Common questions

Roof leak repairs in Essendon, answered.

Anything not covered here, call 0403 652 357 and ask.

Why does my Essendon home leak around the chimney?

Usually because the flashing where the roof meets the chimney has cracked, lifted or rusted, or the mortar it was set into has broken down. Old chimneys move slightly over time, and the flashing has to allow for that. Re-flashing it properly is the usual fix.

Can a leaking valley be fixed without replacing the roof?

Yes. A rusted or damaged valley gutter can be replaced on its own: the sheets or tiles either side are lifted back, the new valley goes in, and everything is re-fixed. If the roof around it is in poor shape too, we'll tell you.

Do heritage rules apply to roof repairs in Essendon?

Repairs that match the existing materials are usually straightforward, but changes to colour, material or roof form on a property under a heritage overlay can need a permit from Moonee Valley City Council. If you are changing anything visible, check with council first.
