Roof leak repairs in Sunbury

Sunbury's hills put a lot of homes on high, exposed ground, and its older township streets have roofs that have seen plenty of weather. When water gets in, we trace it to the source and repair it properly.

Roofs in Sunbury

Hills, frost and the odd false alarm.

Sunbury is its own town north-west of Melbourne, with older homes around the historic township and Jacksons Creek, 1970s to 90s homes across its established suburbs, and big newer estates on its edges. Roofs range from old corrugated iron to concrete tile and modern Colorbond.

Much of Sunbury sits on hills and ridges, and homes on the high side of a street are exposed to wind from several directions, which drives rain under ridges and flashings. Sunbury also gets cold, frosty winter nights, and on a metal roof with no sarking, that brings its own problem: condensation forming on the underside of the sheets.

So a 'leak' in Sunbury isn't always a hole in the roof. Sometimes it's condensation dripping from bare sheets on a cold morning, which is fixed by adding sarking or insulation, not by sealing anything. We work out which it is before recommending a fix.

How the job runs

How the job runs.

  1. Step 1: Tell us what you're seeing

Where the water shows, when it leaks and which way the wind was blowing all help narrow it down.

  2. Step 2: Inspect & trace

We check the roof space and the roof, and follow the water back to its source.

  3. Step 3: Repair

Sheets, fixings, flashings or gutters fixed at the point the water is actually getting in.

  4. Step 4: Check & explain

Common questions

Roof leak repairs in Sunbury, answered.

Anything not covered here, call 0403 652 357 and ask.

Why is my metal roof dripping on cold mornings when it hasn't rained?

That's almost always condensation. On cold, clear nights the underside of metal sheets gets cold enough for moisture in the roof space to condense on it, and it drips as it warms up. Sarking or insulation under the sheets is the usual fix.

Do you service Sunbury from St Albans?

Yes. Sunbury is about 20 km from our base in St Albans and within our service area. Quotes are free; call 0403 652 357.

Is a hilltop home harder on a roof?

It's exposed to more wind from more directions, so the fixings, ridge capping and flashings get more of a workout. That's what we check first when an exposed roof starts leaking.
